The year 2025 was anything but calm for the Czech residential market. That makes the companies that can build, obtain occupancy permits, and sell—while also moving long-term land preparation forward—stand out even more. Geosan Development is closing the year with tangible results: it launched its largest project to date, completed a residential development in Prague 6, and advanced another construction project in Chodov. Beyond Prague, it also continued developing land for single-family homes in Central Bohemia.
The project that drew the most attention in 2025 was Re.Start Petynka in Prague 6. After years of preparation, it moved into the construction phase—and according to the developer, it is already seeing strong buyer interest. On a long-unused site near the popular Petynka outdoor swimming pool, a modern nine-storey residential complex is planned, offering 283 apartments along with ground-floor commercial space.
The planned completion date is set for Q3 2028, and the company says nearly 50% of the apartments have already been sold—an indicator, at such an early stage of construction, that both the location and the concept are resonating with demand.
Alongside projects under construction, Geosan Development also delivered a completed development. In Prague 6, it obtained the occupancy permit for Rezidence Radimova Břevnov, comprising a total of 101 units. Only the last available apartments are said to remain—primarily larger layouts and luxury penthouses with views of Prague Castle.
In Prague’s Chodov district, the developer continues with Benkova Rezidence, where the final remaining apartments are now being sold. Construction began in January 2025, with occupancy planned for mid-2027. This direction also includes two boutique villa-style buildings with 40 apartments, currently well underway—most of which, according to the developer, already have owners.
Prague is not the only address where Geosan Development is moving its projects forward. In Choťánky near Poděbrady, the company completed another phase of utility infrastructure for building plots intended for individual family-home construction, and work on the next phase is already in progress. In total, it is gradually preparing utility connections for more than 160 building plots in the area.
What will be key in 2026
In 2026, the company aims to maintain its pace: focusing on steady progress across its Prague developments, finalizing sales, preparing the next phase in Choťánky, and expanding investment opportunities in the capital.
“2025 was exceptionally dynamic for us. In parallel, we started construction on two new projects and successfully completed one. At the same time, we moved forward with preparations of plots for single-family home construction in Choťánky near Poděbrady in the Central Bohemian Region. The past period confirmed the strength of our team and our stable background. Our projects show how quickly we can build and sell, and how we are able to cultivate entire areas, including commercial services and civic amenities,” says Radoslav Rachač, Director and Managing Partner of Geosan Development.
Geosan Development has been active in the Czech residential real estate market for more than 25 years. Since 1998, it has completed 22 new developments with nearly 2,350 apartments. In addition to residential projects, it expanded into office real estate in 2018 through the acquisition of the Nagano Park administrative complex in Prague 3, offering approximately 26,000 m² of leasable space.
