Such is the penthouse on the top floor of the Prague Marina Nova residence, anchored by Daramis on the banks of Prague’s Holešovice district. The result is a home that looks down upon the bustle of the metropolis, drawing the best from the calm energy of the river that lazily meanders below. This is a place where it is easy to dream.
This vision of perfect living, spanning an area of over 330 square metres, came to fruition thanks to the interplay of two key architects. Project architect Gal Karagula drew inspiration from the dynamism of the Vltava River, which he imprinted onto the building’s exterior, from the undulating arcade to the islands of greenery in the inner atrium. His work was then followed up in the penthouse’s interiors by Ynon Goren, who aimed to bring a sense of subtlety and simplicity to the space. He created a celebration of light, which he uses to optically expand the rooms and to underscore their airiness.
The feeling of elegance and calm is enhanced by carefully selected materials and soft colour tones, which allow the individual elements of the interior to stand out as separate objects. This approach is evident in everything from the large-format Italian tiles by Fiandre to the minimalist taps and stainless steel radiators from the CEA Design brand.
The dominant feature of the generous, nearly 100-square-metre living room are the panoramic windows that blur the lines between the interior and exterior – as they frame breathtaking 360° views of Prague. The three-bedroom layout provides absolute comfort and privacy, where each of the three bedrooms features its own en-suite bathroom. The pinnacle of this concept is the bathroom in the master bedroom, which is equipped with a luxurious steam bath for perfect at-home relaxation.
The project’s exceptional nature has been confirmed by an international jury that awarded it the prestigious International Property Awards in London for Best Residential Development in the Czech Republic, as well as the BIG SEE Awards 2025 for interior design. Quality truly permeates the entire concept, from the design of the individual apartments and commercial units down to the last detail in the common areas. After all, life at Prague Marina Nova means having everything within reach: right on the premises, there is the stylish Typika café, a renowned barre studio, and the Inbar jewellery boutique.
Residents’ privacy is guarded by the courtyard garden, while the adjacent public Tamir Park offers another place for relaxation and connection with nature. The residence is imbued with a theme of movement, capturing the happenings in its vicinity. As Gal Karagula explains, however, this penthouse is not an isolated unit, but a living space that is in constant dialogue with the city, the river, and its inhabitants.
