
Prague’s urban landscape is in constant transformation, and in recent years, Daramis has been a significant author of this change. Its influence is especially undeniable in Holešovice, where a former industrial zone has become a modern district with a unique atmosphere. Projects like Prague Marina, Marina Island, and Prague Marina Nova have created a vibrant place on the banks of the Vltava River, featuring more than a thousand residential units. For Daramis, development doesn’t just mean constructing buildings. It means creating places with a soul.
The company’s core philosophy is the conviction that buildings must serve people, not the other way around. It’s not enough to construct a building and sell apartments; one must consider how people will live in the space, what services they will need, and where they will go to relax. This vision is fully expressed in all of Daramis’s projects. The Zelené Město development in Prague’s Jarov district can be considered exceptionally significant. There, the company donated a plot of over ten thousand square meters to the Prague 9 municipality for the construction of a kindergarten and elementary school. When creating new housing for hundreds of families, it is essential to also think about where their children will go to school. Collaboration with municipal districts is key to the success of such projects, as local governments best understand the needs of their residents and the socioeconomic situation.
While Daramis is known primarily for its high-end residential projects, its portfolio is also expanding into the ultra-luxury segment. Last year, the company successfully acquired a prime plot of land on the Smíchov embankment, with views of Vyšehrad, the Dancing House, and Prague Castle. It is preparing a branded residence project here, a new concept for the Czech market. These branded residences merge luxury living with the lifestyle concepts of renowned hospitality, fashion, or design brands. This model delivers more than just a luxurious address. It offers a lifestyle where five-star hotel services are combined with a design that reflects the prestigious brand’s philosophy down to the last detail.
With similar sensitivity, Daramis is also addressing the needs of a completely different demographic. In Prague’s Střížkov district, the company is developing the L1FE house concept, which responds to the evolving lifestyles of younger residents who prefer flexibility, shared spaces, and services at their fingertips. L1FE house will therefore offer numerous common areas, from co-working spaces and gyms to social lounges and game rooms. Half of the project consists of so-called microliving—smaller, ergonomically designed units—while the other half features standard apartments. This creates a home for those who are constantly on the move as well as for those who want to put down roots.
This ability to create spaces for different lifestyles is also reflected in the company’s future plans. Upcoming projects include ESENS Letná, which aims to underscore the specific atmosphere of this popular district, and Park Living in the heart of Holešovice, offering 150 high-end apartments with a private spa and other services.
A gesture that goes beyond ordinary business also speaks to the fact that there is more than just commerce behind Daramis’s projects. Near Prague Marina Nova, a pleasant public park and playground was recently established, which the company named after the late colleague and developer Tamir Winterstein. The park, featuring unique elements made from 3D-printed innovative concrete, adds another artistic and historical layer to Holešovice and proves that the approach to creating public space is just as important to Daramis as the architecture of the buildings themselves. Because of this, Daramis doesn’t just build houses; it creates environments where residents can meet and spend time together.
