Baltic Visions

Czech and Polish developers join forces, creating exciting new investment opportunities along the Baltic coast. Just like this one that’s minutes away from the beach.

The sandy beaches of the Baltic Sea stretch as far as the eye can see. The promenade in Gdańsk’s Brzeźno district beckons for evening strolls, while modern residential developments with sea views rise behind it. It’s no wonder that here, on the coast of rapidly developing Poland, more and more Czech investors are discovering opportunities to grow their capital. At a time when Western Europe experiences uncertainty in real estate markets, Poland offers a compelling combination of solid growth, attractive pricing, and increasing demand.

While soaring property prices in Czech metropolitan areas have led to market slowdowns, Polish cities like Warsaw, Krakow, and the Tri-City area — the collective name for Gdańsk, Sopot, and Gdynia — are experiencing rapid price appreciation. The robust economy, among the most stable in the European Union, creates ideal conditions for long-term investments.

A New Chapter in Development

The Baltic coastal locations are particularly intriguing. While northern Poland was previously viewed primarily as a summer destination, cities like Gdańsk and Gdynia are transforming into modern metropolitan areas with vibrant year-round activity. Growing purchasing
power among local residents combined with an influx of foreign professionals in the expanding IT sector generates consistent demand for premium housing. For investors, this presents opportunities not just for speculative purchases but particularly for building portfolios of rental properties with attractive yields.

One of the developers significantly shaping this landscape is Spravia. The company, which celebrated its 25th anniversary last year, began in 1999 as a subsidiary of construction giant Budimex before charting its own course. Today, under the wing of the Czech Crestyl Group, it brings a fresh perspective to Polish real estate: a sophisticated blend of local expertise with international standards.

Over a quarter-century, Spravia has shown exceptional insight for urban development as their portfolio encompasses more than 23,000 completed apartments and commercial spaces. But it’s not just about numbers. Each project, whether luxury residences in Warsaw, modern apartments in historic Krakow, or seaside properties in the Tri-City region, sensitively complements the character of its location. In an era when markets are flooded with generic, interchangeable developments, this respect for local context combined with unwavering quality standards becomes the key to success.

With the Sea Just Steps Away

An example of this approach is the Osiedle Blisko project in Gdańsk’s Brzeźno district. This elegant five-story complex is rising just two minutes from sandy beaches, in a location where coastal atmosphere meets urban convenience. Morning runners will appreciate proximity to the promenade and President Reagan Park, while everyday living benefits from excellent access to infrastructure and amenities.

The architecture draws inspiration from Brzeźno’s unique character. Clean building lines take center stage, complemented by natural materials and glass balconies. The 86 apartments, ranging from 33 to 107 square meters, reflect contemporary housing trends: large windows, functional layouts, and thoughtful common areas including a landscaped central courtyard. For investors, the flexibility of these units holds particular appeal — smaller apartments are ideally suited for short-term rentals, while larger residences target discerning clients seeking second homes by the sea.

Spravia, faithful to its philosophy, plans for the future as well. The project incorporates charging stations for electric vehicles, bicycle storage facilities, and rainwater harvesting systems for sustainable courtyard irrigation. All these elements contribute to the long-term value of the investment.

Vision for Shared Success

In many ways, Spravia symbolizes Poland’s transformation. Over a quarter-century, the company has evolved into an innovative developer regularly garnering prestigious accolades. In recent years alone, it has claimed several first-place awards in the Construction of the Year competition for projects in Warsaw and Poznań. Perhaps this connection between Czech innovation and Polish dynamism points toward the direction the Central European real estate market will take — toward deeper regional collaboration and an emphasis on quality that transcends national boundaries.
